Security deposit deductions only hold up when you can prove two things: the damage happened during the tenancy, and it exceeds normal wear and tear. An itemized condition report — per-room, with the specific item, the specific damage, the cost estimate, and the photo — is the document that closes those two questions. Without it, you're arguing from memory against a tenant who has nothing to lose.
